Bremner & Wiley and Duke Realty Corporation recently broke ground on a new 75,000 square foot outpatient facility on the Overlook Hospital campus in Summit, NJ.

The new outpatient facility, "Medical Arts Center II" (MAC II) will be linked to the existing MAC I and will have access to the main hospital via an underground corridor. It will house physician outpatient offices and a full service radiology center on three and a half floors. MAC II will be the largest outpatient facility in Summit, NJ and provides needed extra space to many new physicians and physicians with expanding practices. The radiology center will include an MRI, CT scan, x-ray, ultrasound and all breast imaging capabilities. Project completion is scheduled for summer 2006. The project developer is Bremner & Wiley, the general contractor is Duke Construction, and the project architect is NK Architects. The hospital will lease the building from owner Bremner/Duke.

Overlook Hospital is a 504-bed not-for-profit community hospital with more than 1,100 attending physicians. The hospital is a clinical affiliate of the University of Medicine and Dentistry of New Jersey New Jersey Medical School, and is a research Partner with The Cancer Institute of New Jersey. Duke Realty Corporation is the largest publicly traded mixed-use commercial real estate company in the United States. Controls 4,400 acres of undeveloped land that can support approximately 65 million square feet of future development, Duke provides nationwide real estate solutions and healthcare construction services.

In 2004. Bremner created the Bremner/Duke joint venture arrangement with Duke Realty Corporation. The joint venture does not replace Bremner, it supplements Bremner’s regional infrastructure by providing a $1 billion capital source with no financing contingencies, along with Duke’s local construction presence in Bremner’s target markets. It was developed through the practical realization that many hospital systems desired the knowledge and experience of Bremner’s comprehensive healthcare development expertise and compliance-driven/hospital grade facility management and maintenance coupled with Duke Construction’s strong local market presence, high-quality construction, close relationships with local sub-contractors, and cost efficiencies gained through the buying power of Duke’s annual construction volumes of over $800,000,000.
