Kettering Medical Center- Sycamore Selects Bremner-Duke to Build Medical Office Building

Released: 8/21/2006

Bremner-Duke Recently Began Construction

Facility Will Expand Healthcare Options in Miamisburg, Ohio

Columbus, Ohio, August 21, 2006—Bremner Healthcare Real Estate and Duke Realty Corporation are helping expand healthcare options in Miamisburg, Ohio. Kettering Medical Center has chosen Bremner-Duke to develop a 127,000-square-foot, four-story medical office building on the hospital’s Sycamore Campus. Construction recently began, and the completed building will begin service in Summer 2007.

“We are delighted to be able to expand our Sycamore Campus,” said Richard Haas, Senior Executive Officer of Kettering Medical Center, Sycamore. “After a thorough search and much anticipation, we are confident that Bremner-Duke is the perfect choice to see our desire for growth through to completion.”

“The proximity of this new building to the existing hospital on Kettering’s Sycamore Campus makes the space accommodating for hospital services and physician office space, and will allow more room for patient care needs in the hospital,” said Jim Bremner, President & Chief Executive Officer of Bremner Healthcare.

The Kettering Sycamore project represents the fulfillment of needs in three separate areas of expansion – hospital services, physicians’ services already on campus, as well as addition of new physicians to the Sycamore Campus.

Orthopedics, cardiology and internal medicine are examples of specialty physicians’ suites that will be designed and constructed in the new building to offer a more complete healthcare complement to Miamisburg and the surrounding areas.

“In many cases, expansion of hospital services will not occur within the new building, rather it will accommodate hospital support services such as administration, gift shop, medical records, etc. to create growth space for patient care services within the hospital footprint as it exists today,” explains Tim Dall, Senior Vice President Development Services and Bremner Project Executive at Kettering. “In a few cases, outpatient care services such as outpatient therapy will be relocated from the hospital to the medical office building.”

Miamisburg is located along Interstate 75 as a southwest suburb of Dayton. “This Bremner-Duke venture in Miamisburg is a natural extension of Duke’s strong success in Cincinnati,” said Dan Ruh, Duke’s Senior Vice President of Columbus Operations. “The new location is further evidence that Bremner-Duke possesses the capabilities to meet the needs of healthcare providers anywhere in the nation.”

Headquartered in Dayton, Ohio, Kettering Medical Center Network is a healthcare system comprised of four hospitals, a young behavioral center, the Kettering College of Medical Arts, a senior retirement community, and multiple outpatient clinics. The Network as a whole includes almost 7,000 employees, 1,200 physicians, and 900 volunteers. Kettering has the facilities and specialties to provide a broad range of health care services, including neuroscience, cardiology, oncology, orthopedics, sports medicine, rehabilitation, wound treatment, maternity, reproductive medicine, senior services, sleep disorders, therapy, mammography, and behavioral health services for youth and adults.

Bremner-Duke is a joint venture between Bremner Healthcare, a national developer and manager of healthcare facilities, and Duke Realty Corporation, the nation’s largest publicly-traded mixed-use commercial real estate company. The two companies formed a partnership in 2004 to combine and complement expertise to benefit clients.

With nationwide development capabilities, this powerful joint venture serves as a single source for planning, developing, financing, constructing, and managing healthcare facilities. The financial strength and innovative business approaches of Bremner-Duke allows hospitals and other healthcare organizations to invest their capital into revenue-producing equipment and services rather than real estate. Most importantly, the depth of experience with the specialized needs of healthcare facilities ensures top-quality patient care for today and tomorrow.

Bremner-Duke’s most recent project is the redeveloping of a 3-story, 80,000-square-foot office building in Richmond, Va., into a long-term acute care hospital for Kindred Healthcare. Last year, the Bremner-Duke partnership began seven healthcare related projects totaling more than $100 million in new development across the country.
