BremnerDuke Developing Medical Office Building on Saint Joseph Regional Medical Campus

Grubb & Ellis|Cressy & Everett Retained to Provide Leasing Services

(Indianapolis, IN – September 4, 2008) BremnerDuke Healthcare Real Estate (BremnerDuke), Duke Realty Corporation’s healthcare real estate division, is developing a 205,000-square foot medical office building on Saint Joseph’s Regional Medical Center’s (SJRMC) campus in Mishawaka, Indiana. Grubb & Ellis|Cressy & Everett in Mishawaka, an affiliate of Grubb & Ellis, one of the world’s leading providers of integrated real estate services, has been retained by BremnerDuke to lease available space in the medical office building.

The four-story building will be connected to the hospital on four levels and will feature an MRI Center, Wound Care Center, and Riley Hospital for Children’s Pediatric Clinic.

“We are very pleased to have been chosen by Saint Joseph’s Regional Medical Center to develop this medical office building,” said Jim Bremner, President, BremnerDuke. “This facility will give patients access to high-quality outpatient care and the convenience of being linked to acute inpatient care services if needed.”

The medical office building, which will be located on the north side of the SJRMC campus on Douglas Road in Edison Lakes, will be connected to a new 658,000-square foot inpatient hospital that is being constructed on the 90-acre campus. Physicians will have the option of leasing space on floors that are associated with inpatient services in the hospital with which they are closely aligned. For example, pediatric physicians can be linked by a walkway to the inpatient pediatric unit in the hospital. This design will provide patients with a high level of care. A 120-stall subsurface parking structure for physicians also is part of the facility, as well as ample surface parking.

The medical office building that BremnerDuke is constructing is expected to be complete in summer 2009, while Saint Joseph Hospital is on schedule for completion and occupancy at the end of 2009.

The leasing team for the new medical office building, which has approximately 150,000 square feet available for lease, is being handled by Grubb & Ellis|Cressy & Everett’s Healthcare Advisory Team.
