Two new on-campus medical office buildings developed by BremnerDuke fully integrate patients, physicians and staff into the newly opened 150-bed St. Elizabeth East hospital
LAFAYETTE, Ind., April 29, 2010 – Lafayette healthcare has a new address – well, actually, three new addresses.
One is 1701 South Creasy Lane. That’s the site of the new, medically advanced, patient-focused St. Elizabeth East hospital, which officially opened Feb. 25. The other two addresses are 3900 and 3920 St. Francis Way, the sites of two new on-campus medical office buildings (MOBs), which formally opened last month.
The new 150-bed hospital provides the latest in medical technologies and inpatient procedures, according to St. Elizabeth’s executives, and replaces the antiquated Home Hospital. Now, the two new MOBs, developed by BremnerDuke Healthcare Real Estate, provide an ideal complement. They flank the hospital’s new Women’s Center and provide nearby space for physician offices and a range of other outpatient services.
“By being physically linked to corresponding departments of the hospital, these two new on-campus MOBs are in the most convenient location possible for patients, physicians and staff,” says Keith Konkoli, Regional Senior Vice President, Midwest, for BremnerDuke. “They were strategically positioned to foster synergies between the hospital and its physicians.”
Unlike ordinary, off-campus office buildings, the St. Elizabeth MOBs were developed with physician practices in mind. Indianapolis-based BremnerDuke has more than two decades of healthcare real estate experience – and it shows. The MOBs include physician-friendly features such as specialized heating, ventilating and air conditioning (HVAC) systems; high-capacity power and water availability; wider hallways; oversized elevators; and sheltered entrances.
“And, of course, you can’t beat the on-campus location,” Mr. Konkoli adds.
The two-story, 59,885 square foot 3900 MOB – also known as Building B, plays a pivotal role in the overall design of the new St. Elizabeth East complex by physically linking the hospital with the Women’s Center. Patients, physicians and staff in the building are just a few steps from the hospital’s Emergency Center and other inpatient departments to the north, as well as the Women’s Center and its Level III Neonatal Intensive Care Unit (NICU) to the east. The MOB house physician offices as well as a Caesarean-section ambulatory surgery center (ASC), Emergency Center observation rooms, a gift shop and a café.
The two-story, 65,517 square foot 3920 MOB – also referred to as Building A – is attached to the other side of the Women’s Center building and further extends and enhances the St. Elizabeth’s medical complex. It has been leased by a number of physician practices focused on women’s health and primary care services. With the Women’s Center next door, patients now enjoy “one-stop shopping” for OBGYN and pediatric services.
Both of the new MOBs feature separate entrances and ample adjacent surface parking. In addition to acting as the developer, BremnerDuke owns, manages and handles leasing for both properties. The architect for the MOBs was BSA LifeStructures of Indianapolis and the general contractor was Michigan City, Ind.-based Tonn & Blank Construction.
